How much does Dinmo charge to sell my home?
Our fees depend on the type of property and the service you need, and we explain them with full transparency in the valuation, with no obligation and no small print. The key thing: we never ask for any payment upfront. We only get paid if your home sells.
Do you charge the buyer anything?
No. At Dinmo we don’t charge the buyer any fees. That way more people are encouraged to view your home and nobody deducts commission from their offer, which helps us defend your property’s price and sell sooner.
How long does it take to sell a flat in Barcelona?
It depends on the neighbourhood, the condition of the property and, above all, on the asking price being realistic. With a good valuation, professional photos and exposure on the main portals, our average is 58 days from publishing the listing to the sale.
How do I know what my home is worth?
Ask for your free valuation: we visit the property and compare it with real recent sales in your area, not with asking prices. We give you a realistic asking price so you can sell quickly and at the best possible price in Barcelona and the surrounding area.
Do I have to be there for viewings?
No need. We show the home for you and, thanks to the virtual tour and video, only genuinely interested buyers come. After each viewing we tell you how it went and whether there’s an offer.
Do you also handle rentals?
Yes. If you want to rent out your home in Barcelona, we take care of everything: rental price valuation, photos and listing, viewings, tenant screening (we check payslips and solvency) and drawing up the contract. We also work with several rent guarantee insurers so you can rent out with peace of mind.
What documents do I need to sell my home?
Usually: the title deed, a land registry extract (nota simple), the energy performance certificate, the certificate of occupancy (cédula de habitabilidad), the latest IBI property tax receipt, a certificate from the homeowners’ association confirming you are up to date with payments and, since October 2026, the asbestos certificate that is mandatory in Catalonia. If anything is missing, we arrange it for you and accompany you all the way to signing at the notary.
