Practical guide
Selling your flat in Barcelona: what you need to know.
Price, paperwork, taxes and timings. We explain it clearly so you know what to expect from day one.
How much is my flat worth?
The asking price is what matters most to sell fast. We don't compare it with what other listings are asking, but with what has actually sold in your neighbourhood, and we take into account the floor, the light, the condition, the terrace or the lift.
A realistic price from the start attracts more viewings and more offers; a price that is too high makes the flat go “stale” on the property portals.
Documents to sell a flat
- Title deed and Land Registry extract (nota simple)
- Energy performance certificate (how to get it)
- Certificate of habitability, cédula de habitabilidad (what it is)
- Latest IBI (property tax) receipt and community of owners certificate
- Asbestos certificate, mandatory in Catalonia from October 2026
If anything is missing, we handle it for you. More details in what documents you need to sell your flat.
Taxes when selling
When selling, the owner usually pays two taxes:
- Municipal capital gains tax (plusvalía), charged by the City Council on the increase in land value. If you sell for less than you paid, it isn't due.
- Income tax (IRPF) on the gain between the purchase price and the sale price. There are exemptions, for example if you reinvest in your new main home or if you are over 65 and sell your main home.
We explain it in what taxes you pay when selling a flat in Barcelona and in how to calculate the plusvalía.
How long does it take to sell?
Our average is 58 days from publishing the listing to the sale. The process usually goes like this:
- Valuation and preparation of the flat
- Listing, viewings and offers
- Signing the deposit contract (arras) with the buyer
- Signing at the notary: the timing depends on each case, for example on whether the buyer needs a mortgage
Do I need to renovate before selling?
A big renovation almost never pays off. What does work: small repairs, paint, good light and, above all, good photos. With AI virtual home staging, buyers can see how it could look without you spending a thing.
More in how much to invest in renovations before selling.
And if your flat needs renovating, we can put you in touch with trusted tradespeople and architects.
Special situations
- Inherited flat: the inheritance must first be accepted and registered. We explain the steps.
- Flat with a mortgage: it can be sold; the mortgage is cancelled at the notary with the money from the sale.
- Rented flat: it can be sold with the tenant in place, respecting their contract and their right of first refusal, unless they have waived it.
- Guide for owners: see our 2026 guide for owners.

Questions about selling your flat

How much does it cost to sell a flat with Dinmo?
Our fees depend on the type of property and the service you need, and we explain them with full transparency during the valuation, with no obligation and no small print. We don't ask for any upfront payment: we only charge if your flat sells. And we charge the buyer nothing.
What costs does the seller pay when selling a flat in Barcelona?
The usual ones are the municipal plusvalía, income tax (IRPF) if there is a gain, cancelling the mortgage if you have one, the mandatory certificates (energy, cédula de habitabilidad and, from October 2026, asbestos) and the agency's fees. During the valuation we give you an estimate so you know how much you'll take home.
How long does it take to sell a flat in Barcelona?
It depends on the neighbourhood, the condition of the flat and, above all, on the asking price being realistic. Our average is 58 days from publishing the listing to the sale. After that, the time until signing at the notary depends on each case.
How do I know what my home is worth?
Ask for your free valuation: we visit the property and compare it with recent real sales in your area, not with listing prices. We give you a realistic asking price to sell fast and at the best possible price.
Can I sell a flat that still has a mortgage?
Yes. It's very common. The mortgage is cancelled on the same day as the signing at the notary with the money the buyer pays, and we coordinate the process with your bank.
Can I sell an inherited flat?
Yes, but first the inheritance must be accepted, the corresponding taxes paid and the flat registered in the heirs' names. If there are several heirs, all of them must agree to the sale. We guide you through every step.
Can a rented flat be sold?
Yes. The buyer takes over the current tenancy agreement and the tenant, unless they waived it in the contract, has a right of first refusal. We advise you so it's done properly and without surprises.
What is the arras contract?
It's the contract the buyer and seller sign when they reach an agreement. The buyer pays a deposit, usually around 10% of the price, and both commit to signing the sale at the notary on a specific date. We prepare it for you, with legal advice.
Do you charge the buyer anything?
No. At Dinmo we don't charge the buyer any fees. That way more people are willing to view your flat and nobody deducts commissions from their offer, which helps us defend your price and sell sooner.
